Illustration of houses with a gauge representing state property tax rates

Median effective property tax rates for all 50 states and the District of Columbia in one comparison table. Property tax is levied locally — no state sets a single rate — so the honest state-level figure is the median effective rate: median annual property tax paid as a percentage of median home value, for owner-occupied homes.

Key takeaways

  • Highest median effective rates: Illinois 1.92%, New Jersey 1.89%, Connecticut 1.66%. Lowest: Hawaii 0.27%, Alabama 0.38%, Idaho and Arizona 0.43%.
  • Highest median annual bill: New Jersey $9,358. Lowest: West Virginia $881.
  • Figures are 2024 ACS 1-year — the latest published Census release (the 2025 ACS 1-year was delayed indefinitely).
  • Rates vary hugely within each state — your county, city and school district set the actual levy.

In 2026, median effective property tax rates run from 0.27% in Hawaii to 1.92% in Illinois. These are medians — property tax is set locally, so individual bills vary widely within every state.

Why an effective rate, not a state rate

No state sets a single property tax rate — counties, cities and school districts levy their own. The median effective rate (median tax paid ÷ median home value, owner-occupied homes) is the honest way to compare states. California looks low (0.71%) partly because Prop 13 caps assessed-value growth; Hawaii (0.27%) has the nation's lowest rate but very high home values.

Frequently asked questions

Which state has the highest property tax?
Illinois, at a 1.92% median effective rate; New Jersey (1.89%) and Connecticut (1.66%) follow. New Jersey has the highest median annual bill at $9,358.

Why 2024 data and not 2025?
The 2024 ACS 1-year is the latest published release — the Census Bureau delayed the 2025 ACS 1-year indefinitely.

Is this what I will actually pay?
Not necessarily — your bill depends on your county, city and school district levies and your home's assessed value. The state figure is a median.

Methodology

Each rate = (median real estate taxes paid, ACS table B25103) ÷ (median home value, ACS table B25077), owner-occupied units, 2024 ACS 1-year. Figures are respondent-reported medians. The pipeline was cross-checked against independently published state rankings.
